Minimising Gas Consumption and Maintaining Thermal Comfort

Success Stories
Substantial benefits for energy efficiency

This case study demonstrates the benefits of installing an Air Source Heat Pump (ASHP) and optimising the existing systems resulting in substantial benefits for energy efficiency.

In 2014, 350 Euston Road was one of the first retrofit ASHP installations of its kind in a commercial property in London. The aim was to decrease the property’s reliance on gas and fossil fuels and achieve thermal comfort. This aligns with our broader efforts toward decarbonisation.

Intervention

We achieved this by utilising readily available data from the existing infrastructure but mainly by replacing the existing chillers with an ASHP and chiller configuration as well as reducing the boilers to just two.

Later, we integrated the ASHP & chiller controller into the Building Management System and enabled the ASHP recirculation to operate. This allows us to optimise the controls and further limit the reliance on boilers.

The impact

First year savings:

  • 81.5% reduction in gas consumption
  • 32% electrical energy reduction

A decade of success:

  • 73% average savings in gas
  • 45% average savings in electricity

Greener Spaces

Every single decision we make, every day, is made with our environmental impact in mind. From how we design and construct our new buildings, to how we refit and repurpose our pre-existing ones. From the smart tech we use to make our buildings as efficient as possible, to the way we make sure none of our waste goes to landfill.

And it’s an ongoing journey. We’re always looking for new ways to progress further – and we work hand-in-hand with our customers, suppliers and partners to help them do the same.
